Frequently Asked Questions

As of 7-01-2023 lot rent is $455 due by the 3rd of every month. 

Your monthly lot rent includes the right for your home to be in, and your right to live in, the community. The upkeep/mowing of common areas, general maintenance within the park, infrastructure (Water/sewer lines, water meters, streets, etc) upgrades and other items within the community. No utilities are included in the lot rent amount. Utilities are separate costs. No home repairs are included in your lot rent. We are responsible for providing water, sewer and electric to your lot. You are responsible for any water, sewer or electric at the point where it connects to your home.

You own your home! You either have title to your home, a Bill of sale and/or buying the home on our rent credit program.
Whether you are financing your home, or making payments, you still own it!

All residents must still follow all the rules and regulations set forth from the park. Refer to your lease and park rules for more information. Both can be accessed via your online Rent Manager Resident Portal

 Homeownership comes with the responsibility of repairs and since you own your home, You are responsible for all repairs to your home. 

You are responsible to pay, at a minimum, water, sewer, trash and electric charges. Any additional utilities such as internet, natural gas or tv are also at your expense.

Electricity- AES provides the electric for this community. You must be able to transfer electricity into your name to move into this community. If you owe AES money, or are unable to transfer electric into your name because of this or other reasons, you will be unable to join our community.
Gas- There are no natural gas lines ran in the park. If you need gas for a furnace or other appliance, you will need to call a Propane provider to set this up. Suburban Propane is a common supplier in this area.
Water/Sewer/Trash– is privately serviced through the park owner. These will be automatically put into your name once you sign a lease and billed to you monthly.

Monday morning.  Please place trash in front of home, near road, Sunday evening or before 5 am Monday morning.

The mailboxes are owned and serviced by the Northridge Post Office at 5150 Payne Avenue, Dayton, OH. 937-274-5695. There you can fill out an application and pay for a new key/lock. 

A late fee of $50 will be assessed to any unpaid rent and $10 to any unpaid utilities on the 4th of each month.

We are a pet friendly community but there are restrictions and a registration process. All animals including service and assistance animals must be registered with us.

Current and future residents can fill out an application for your animal.

The basic pet policy is:
Limit 2 pets per home
Must weigh 35 pounds or less when full grown
No breeds that are restricted by our insurance company:  Pitbulls, Dobermans, German Shepherds, Rottweilers, Chows or Bulldogs or any animal with a history of aggression.
No dogs in kennels, must be house pets only
$100 per pet one time park registration fee
$25 PetScreening fee per pet and an annual $25 PetScreening Renewal fee per pet.

These restrictions and fees do not apply to any service animals. Emotional support animals must have proper documentation. Remember, an animal and their actions, controlled or otherwise, is still your responsibility. 

We strive to help ensure mutual accountability and responsibility for the benefit of all our residents and tenants. It’s imperative that ALL our residents and tenants fully understand and acknowledge our pet and animal-related policies. This also includes residents and tenants that do not own a pet and those that have a service animal. We require EVERYONE to complete a third-party screening and review process through Petscreening. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. 

Please truly read your lease and park rules. These items are all explained in those.
Insurance is a bummer and they do not allow pools or trampolines. You can have a baby shallow pool, the small plastic ones. You can have a swing set if in your yard. We strongly recommend that you have liability insurance in case a friend/other resident child gets hurt on the swing set that is in your yard.

Yes, you own your home. Please update it as you see fit. Reminder you need written permission before walls can be moved/removed or exterior structures erected (fence, deck, etc.)

Any exterior structure must have written permission from the owner prior to being erected. You as the home owner are responsible to confirm with City, Township or County if a permit is required and then follow their requirements.

We are a community that allows all people to experience home ownership at an affordable price. Homeowner with a yard, the ability to park in front of your home. Unlike apartment living-No one living under or above you. We do our best to keep the park maintained while keeping lot rents as low as possible, some of the lowest in the community!

All homes require at least a $1,500 non-refundable fee to be paid up front (unless the house is paid in full). This fee will be subtracted from the purchase price of the home. 

The Rent Credit Program is for people who would like to become homeowners but need a little help. Each month, you will be putting money towards the purchase of your home along with paying your lot rent, utilities, and the program purchase cost. Every home is different and each situation is custom tailored to your financial situation.

No, we do not provide appliances. If there is one in the home, it was left by a previous resident and we offer no warranty or guarantee of its operation.

Visitors are welcome. Any person over the age of 18 that stays more than 3 nights in a month must complete an application and be approved.

Our community is filled with a range of good people who work and live in our community. As part of our lease, there is a Good Neighbor Clause: All residents have a valid interest in maintaining a pleasant community. Residents’ cooperation with the reasonable requests of both management, and other residents, in conduct, activities or behavior on the premises will be expected. Should an issue arrive, residents need to contact local law enforcement.

No. You cannot rent out your home or sub-lease your lot. We are a home owner community. Any person over the age of 18 that stays more than 3 nights in a month must complete an application and be approved.

We try to keep lot rents as affordable as possible. Your lease outlines any annual lot rent adjustment. You will be given at least a 30 day notice of any annual increase.

No you will not owe real estate taxes on the lot, the park pays all real estate taxes. You are responsible to pay the County “Personal Property Tax” on the home value. You are responsible to pay Personal Property Tax when you have title to the home and/or purchasing the home on our rent credit program.
